Ever since he can remember Ryan has been surrounded by successful real estate investors. Uncles, cousins, and his extremely hard working grandfather all had their lives substantially improved by investing in real estate. So while he was attending the University of Alberta for a degree in Mechanical Engineering he knew it wouldn't be long before he'd buy his first rental property. So what happened? Only three months after graduating, Ryan was now not only an engineer, but a landlord as well.
After five years of working as a Project Manager for a high pressure natural gas transmission utility he decided it was time to chase a dream. He quit his job and hopped on a plane. Travelling from Mexico City, to Madrid, to Bangkok and almost everywhere in between over the next two years left him smiling ear to ear; but it wasn't enough. There was still something missing.
"Ryan, when will you realize? When people meet you, they know two things about you. You love squash, and LIVE for real estate. Just do it already!"
So then that happened. A close friend broke it down to him in a very blunt manner. That day a seed was planted and within a few months it blossomed into Passivity Capital.
So what is Passivity Capital? It is an answer to all those hard working people wishing they had more time and energy to invest in real estate. People who have a vocation they love and excel at but one which will never lead them to true financial wealth by itself. With this in mind, Passivity Capital was built with the mission of helping investors leverage the power of real estate. Passively.

Purchasing his first rental property with student loans borrowed for a degree in Mechanical Engineer started Ryan's career in real estate investment. Six years and multiple properties later he is still investing in the Edmonton market and couldn't be happier. When he's not looking for homes to buy, you can find him in the river valley riding trails or on the courts playing squash.
With over 10 years of real estate investment experience, Ryan is an excellent addition to the team. He has bought, renovated, and sold several homes in Edmonton, Alberta and has long term buy and hold properties across Canada. His system oriented way of working along with his relentless focus on strengths are key to our success. When not making deals, Ryan enjoys spending time in nature with his 2 small dogs. He also plays golf regularly and has played tennis at a national level.
With over 16 years of real estate investment experience and even more as a realtor, Josh is vital to our success here at Passivity Capital. His vast knowledge of the Edmonton real estate market, strong negotiation skills, and ability to spot deals are just some of what he brings to the table. When Josh is not busy selling homes, you might catch him scuba diving, playing music, or watching movies with his wife and two kids.
